Does Trust Real Estate have agents?
Yes, of course! Trust Real Estate agents are experienced in making offers they are professionals who will support you in person, by telephone, e-mail or facsimile. Is it possible to meet my Trust Real Estate agent first?

Does submitting an offer commit me to buying a property?
No, you're under no commitment, and nothing is submitted to the seller, until you approve and sign an offer. Once your offer is signed and accepted by all parties; you are obligated; one of our professional agents will work with you through closing.
 
What if I don't know how to fill out the forms?
It is our job to help you from start to finish. Initially we require only basic information for your offer (your contact information, the offer price, etc). We will work with you to complete the necessary forms and answer all your questions. If you'd like to ask questions before starting an offer, call or contact us.
 
How will my Trust Real Estate offer be received by traditional listing agents?
Typically the seller and the listing agent are delighted to get a offer on their listing. Trust Real Estate's broker (Cary M. Nagdeman) has been a broker for over 20 years and has developed working relationships with his counterparts at every major brokerage. Listing agents and sellers alike are motivated to sell their property. We will make certain that your offer is presented in a fair and proper way to the seller.
 
What's the difference between Trust Real Estate agents and traditional agents?
There are three main differences:
  • Experience: Trust Real Estate only hires professionals, with years of experience. This ensures that you will get a qualified agent on every transaction.
  • Closing Focus: While traditional agents spend much of their time looking for new customers, Trust Real Estate agents spend nearly all of their time closing deals.
  • Customer Commitment: Trust Real Estate agents do not make more money when you pay more money.

Will a Trust Real Estate agent negotiate?
Negotiating is our strong point! A Trust Real Estate agent will counsel you on how to structure an offer and on what price to pay for a home. The Trust Real Estate agent will represent you in all negotiations with the seller.
 
What if I get a counter-offer? What if I have to counter that counter-offer?
You should expect a round of counter-offers between you and the seller. This is where a Trust Real Estate agent really shines. Because of our knowledge and ability, we have far more experience negotiating than most traditional agents.
 
I am in a competitive situation and need to make an offer now. How long does it take?
It can take as little as 15 minutes to answer the questions. A first-time home-buyer should spend time reading the documentation and understanding it. Once Trust Real Estate receives a draft offer, we can turn it around in two hours, but that too depends in part on how quickly you can review the finalized offer, sign it and send it back to us. Once we get your offer and engage in negotiations, we do not rest until our service to you is done, regardless of the date or time. Call or contact us.
 
When can I call a Trust Real Estate agent? What are your hours of support?

A Trust Real Estate representative is available a majority of the time. If we are busy negotiating our voicemail will will answer and contact us after you leave a message. Your call will be returned and you will be able to speak to a live agent! Office hours are from 9 a.m. - 8 p.m. (EST) on weekdays and from noon to 6 p.m. (EST) on weekends. When you call outside these hours, you reach our voicemail service and an agent will call you back.

Once you begin working with one of our agents, you can usually reach that agent directly by his or her direct line or cellular telephone.

 
What if I submit an offer after 5 p.m.?

A Trust Real Estate agent will contact you upon receipt of your offer, but not later than 10 p.m. unless you request they call you later.

 
Do you offer home tours so I can see the property I am interested in before buying it?

Absolutely! We want to make sure that you get all of the information you need to make your decision. The first two home tour with a Trust Real Estate agent, up to three hours each, is free. Future tours are just $250 per tour. While this may seem more expensive that a traditional agent, remember that a traditional agent is usually paid 3% of the sales price by the seller just for showing you the house and helping you with the offer. You would have to see a lot of houses with Trust Real Estate to make that sound like a good deal. Take control, use the Internet!

 
How do Trust Real Estate buyers see homes?

Trust Real Estate offers private home tours, with the two first half-day tours free. Some Trust Real Estate customers know the seller. Others tour the home during an open house. Still others ask the listing agent , who represents the seller, to provide a private home tour. The listing agent is not obligated to provide a private home tour for a buyer, but often does this as a service to the seller since the agent wants to sell the house. (Please inform them that Trust Real Estate is your agent) If you really want to see a home and aren't able to coordinate a viewing with the listing agent, please call or contact us. We'll make sure you get to see the house.

 
How can I figure out how to get a hold of the listing agent for a property?

When looking at a property on our Trust Real Estate site, the properties Web page that will provide contact details for the listing agent. Remember, the listing agent represents the seller, not you. For more details on showings (click here) or contact us.

 
How much money can I expect to save through Trust Real Estate?

Usually, at least two percent of the final home price. The amount varies depending on the commission paid. The typical commission for an agent is three percent of the final home price. On a sale you pay a flat fee ($3,000-$4,000), on a buy Trust Real Estate keeps one half of the commission and you get the remaining 50% at closing.

 
When will I find out exactly how much money I save?

We'll confirm the exact commission percentage once you submit your offer to Trust Real Estate. You can also call or contact us before submitting an offer. The multiple listing service does not allow Trust Real Estate to broadcast this information to the public via our website. We'll know how much money the commission refund works out to once you and the seller agree on a final price for the home.

 
How and when do I get my commission refund?

Unless you specify otherwise, Trust Real Estate applies your refund to your closing costs, so you pay less out of pocket for the home. Closing costs vary depending on the lender, size of loan, home price and timing of the closing.

The money in excess of your closing costs will be refunded to you by check at closing. Expect to get your check at close of escrow. This option is subject to lender approval.

You can also offer the seller part of the refund in exchange for a lower offer price. In this scenario, the seller gets the same amount of money in the end, but you end up paying less for the property, and the taxes and other closing costs are lower. This option is subject to lender approval.

Trust Real Estate will work with you to figure out the best way to apply your refund on your purchase; you'll be in charge of how your refund of the commission is distributed.

 
Do I pay taxes on my Trust Real Estate commission refund?

The IRS has ruled that Trust Real Estate does not have to report commission refunds as taxable income.

 
What kind of offers does Trust Real Estate support?

Trust Real Estate lets you make offers on most listings in Florida, Georgia, & Alabama. In other States we have on going relationships with Brokers who will cooperate in your buying or selling venture. Call or contact us.

 
Who can use Trust Real Estate?

Anyone can use Trust Real Estate who meets the following conditions:

  • You must be pre-qualified to borrow the amount needed to buy the property.
  • You cannot have a current buyer's agency contract with another real estate agent.
  • You cannot simultaneously have an open offer on another property.
  • You must have access to a fax machine, the Internet, and e-mail.
  • You must sign the Trust Real Estate Buyer's Agency agreement.
 
What if I submit an offer through Trust Real Estate and the seller doesn't accept the offer? Do I have to pay anything?

No. We author all our contracts " deposit upon acceptance" no money is required until your offer is accepted. Upon seller acceptance you will be required to place deposit funds in escrow.

 
Is there a limit to the number of offers I can generate through Trust Real Estate?

You are limited to ten offers without a purchase, every six months. This does not include counter-offers or any other paperwork that goes back and forth in the course of negotiating a deal.

 
If I submit an offer through Trust Real Estate, are you obligated to work with me as a client?

No. If an offer price is far below the apparent market value of the property in question, we may refuse or ask you to explain your pricing. Without a reasonable rationale, we may ask that you modify your offer.

 
What if I start working with Trust Real Estate and decide I want to work with a traditional agent?

Just call or contact us and let us know. We won't bother you.

 
What if I am already working with an agent?

If an agent has already helped you find a property, Trust Real Estate recommends that you make an offer through that agent. If you believe your agent is not delivering the value you expect, you can end your relationship with that agent and sign up with Trust Real Estate. In the event you signed a buyer's agency agreement, you must first inform your agent in writing of your decision. Please read that agreement carefully to ensure there are no other obligations to that agent or broker following termination; if you are unsure about the terms of the agreement, you can call us, or consult with an attorney. If you have not signed a buyers' agency agreement, you can inform the agent of your decision in any way you like, we recommend in writing.
